15 Benefits of Wholesaling Real Estate

ALEX MARTINEZ | June 5, 2018

Wholesaling real estate is the practice of acquiring properties at discounted prices and reselling them for profit. A real estate wholesaler enters into a contract with a property seller, markets it to potential buyers, and assigns the contract to the most appropriate buyer. The profit that the wholesaler makes is the difference between the price that is paid by the buyer and the contracted price. Nevertheless, the wholesaler must sell the property before their contract with the original property seller closes. Essentially, real estate wholesaling is a process of finding a property on sale at a discounted price and finding a buyer that is ready to purchase it immediately at a higher price.

Material Shortages Causing Housing Problems – Real Estate Market Update

Article | April 7, 2021

Spring is here, and with it comes home buying season. If you’re in real estate, it’s about to get really interesting. There are also some unique challenges you and your buyers might be confronting in the market now. Let’s get to what you need to know. The housing market has been red-hot for quite a while now. Sales for both new and existing homes have been on an absolute tear. But last month, both of these metrics took a step back. One likely reason for this is no doubt a moderate increase in mortgage rates. However, it seems to me we talk about that enough. Today, we would like to spotlight another factor causing issues in the housing market and possibly even delaying construction of homes in some areas. There’s a real shortage of the necessary materials for constructing and renovating homes at this point. According to a December report from the U.S. Chamber of Commerce, 71% of builders were facing a shortage of at least one material. That means the houses that were being built in December that may just be getting ready to come on the market now may either be delayed or come with higher prices. The material most in demand was lumber, with 31% of contractors experiencing a shortage.

How Real Estate Agents Can Master the Lead Nurturing Basics

Article | April 7, 2021

Is your real estate business set up for long-term success or do you hop from transaction to transaction, seeking clients who are ready to buy or sell immediately? Buyers and sellers who are ready to act now are great, but they’re just the bottom of a well-thought-out lead funnel. Most leads you receive could be anywhere from three months to a year or two away from making their transaction. If you plan to still be in real estate when the time comes, those leads could be incredibly valuable. Understanding Lead Nurturing One of the biggest decisions people will make in their life is whether or not to purchase a home. Most people will want to do some research and find out what exactly a real estate transaction entails before they become serious. As the first professional they talk to, you’re in a great position to close the sale…if you’re willing to work within their timeframe.

Utilizing your IRA to Buy and Sell Real Estate

Article | April 7, 2021

Self-directed IRAs are the less offered and lesser known of the IRA options. That’s simply because they’re seen as needing too much effort to utilize correctly. The truth is that self-directed IRAs aren’t as complicated as they’re made out to be. Especially if you have the right custodian who offers the services you need to successfully run your account. Similar to other IRA accounts, owners can still invest in stocks, bonds, and mutual funds. They can also invest in things like small businesses, boat slips, storage units, parking lots, land, and homes. Interested investors should seek legal advice, as well as input from an accountant and real estate agent for a well-rounded picture. They should also be familiar with the rules for the type of retirement account they’re using. Whether it is a Simple IRA, Roth or Traditional IRA, SEP IRA or Solo 401K, contribution limits still apply, and there are penalties for early withdrawals.

Top 5 Trends Affecting Real Estate in 2020

Article | April 7, 2021

Any buyer that’s been looking for a home can tell you how difficult it is right now to find a home in their price range. Several factors contribute to this trend. Baby boomers are staying in their homes longer, and we have tons of millenials looking for their first or second home. So we have lots of demand, but not enough supply. This is great for sellers, but buyers want to be prepared for it to take several months to find the right property for the right price. Another reason we are seeing such an influx of buyers is because interest rates are staying very low, making it incredibly affordable to obtain a mortgage. As of writing this, a 30 year fixed rate mortgage has an interest rate of 3.62%, and 15 year fixed rate mortgage has an interest rate 2.87%!
