Financial modeling is a technical application as old as finance itself. Traditionally performed through excel sheets and various DCF models, I wanted to set out and use Machine Learning to build a predictive model for the movement of an asset’s price. Within a two week project time period, I set out to analyze and build predictive SARIMAX (Seasonal Auto-Regressive Integrated Moving Average with Exogeneity) models to capture the movement of eight different Real Estate Investment Trusts (REITs). Before we get into the data, it is essential to first understand the nature of a REIT. REITs are just like any other financial asset in that ownership represents a “share” of a companies profit. These companies own and operate income-producing real estate and are usually centric to a particular sector of real estate type (data centers, retail properties, Senior/Assisted living communities, healthcare, etc…). The term “commercial real estate” is a broad phrase that includes several types of properties spanning across certain residential, office, and industrial developments. Commercial real estate investment generally requires more capital than other types of investment projects and involves more experience and time. It is imperative to understand the facts when deciding to become a commercial investor as other people’s livelihoods are at stake. Any mismanagement could be disastrous. As mentioned, “commercial real estate” is a broad category that many types of properties fall under. It is often defined as “real property” (ie: property “fixed” to the land) that generates a profit for the property holder.

The long-term effects of the coronavirus on the economy remain unknown, but we can predict some acute short-term effects on the commercial real estate market in general, and in particular on contractual relationships in this arena. There are many different implications of the force majeure concept described above for the commercial real estate world, but here we will describe just a few of them. The coronavirus outbreak has already had an impact on the supply chain for various materials required for construction. Similarly, government restrictions, such as curfews or lockdowns, could interfere with the ability of contractors to have the labor needed for construction, and there may also be delays in the issuance of construction approvals and permits. Suspension of or delays in the ability of contractors to complete construction could be covered by force majeure provisions in construction agreements.
