WHAT IS REAL ESTATE SYNDICATION AND HOW TO START ONE?

Article | March 3, 2020

Real estate syndication, also referred to as real estate crowdfunding, is an investment model where multiple real estate investors pool their capital for the common objective of financing a property investment. This way, real estate investors can invest in real estate projects that are considerably larger than they could have afforded as individual investors. Real estate syndications are usually led by a sponsor (or syndicate) who oversees the financing, acquisition, and management of investment properties on behalf of the investors. Therefore, the success of a real estate syndication will greatly depend on how competent the sponsor is. They earn active income through rental property management fees. They may also provide a small portion of the investment capital.

Is Commute Time Becoming a Housing Factor?

Article | June 2, 2021

While many workers plan, at least according to recent surveys, to continue spending at least part of each week working from home, a shorter commute still seems to be holding increasing appeal. The National Association of Home Builders (NAHB ) says its first quarter Home Building Geography Index (HBGI) indicates not only a pandemic driven shift in construction to low density, low cost markets, but a rapid expansion in areas with the shortest commutes. Litic Murali, writing in NAHB's Eye on Housing blog, says workplaces are moving toward hybrid home/office work models which could affect 30 to 40 percent of the American workforce. This will give renters and buyers increased market power over their travel times and the ability to reduce both housing and transportation costs. The nationwide average commute is 26 minutes. Those counties in the bottom quintile (lowest 20 percent) have a commute time of 18 minutes or less while the commute in the highest quintile is 28 minutes. The data show that 36.2 percent of the U.S. population resides in the counties in that top slice. The HBGI indicates that the top two quintiles with the longest commutes together had 63.6 percent of single family building. However, growth was strongest in that bottom quintile with a four-quarter moving average annual growth of 22.2 percent.

Real estate and machine learning

Article | March 4, 2020

Since we know machine learning is driving innovation across every industry, real estate included, I took the time to summarize my experience as an attendee of ICNY by highlighting key findings in this blog post. These insights are based on my personal interpretation of the sessions, booth visits, and conversations with industry players (real estate agents, proptech workers, investors, and other conference participants). It’s no longer news that the real estate industry experienced a major revolution over the last few years with the involvement of iBuyers. In short, iBuyers digitize as many housing transactions as possible. Players like Zillow, Opendoor and Redfin offer buyers, sellers, and renters the option to find an agent or search, distribute, finance, and even close a transaction online.
