3 luxury real estate development trends to watch in 2020

Article | February 24, 2020

Forget “location, location, location.” For luxury real estate today, it’s all about “lifestyle, lifestyle, lifestyle.” As a real estate agent for Coldwell Banker Residential Brokerage in Boston and a Coldwell Banker Global Luxury® Ambassador, I’ve watched affluent homebuyers become less concerned with where they live and more concerned with how they live. According to “The Report: 2020” just released by the Coldwell Banker Global Luxury® program, the majority want outdoor living, flex spaces/home offices, home automation, open-concept floor plans and new construction. Digging Into Real Estate Data

Article | February 24, 2020

When speaking with perspective investors, the first question that I ask is how well they understand the numbers of a potential investment. If they reply with a simple, “everything’s good,” I know the deal probably isn’t for me. But, if they respond with hard data about the market, property and financial information, I can take them seriously and consider the investment. As an investor in any industry, numbers are your best friend. I’ve spent hours pouring over spreadsheets of data and mastering best accounting practices and it’s made me the diligent investor that I am today. How Real Estate Agents Can Master the Lead Nurturing Basics

Article | February 24, 2020

Is your real estate business set up for long-term success or do you hop from transaction to transaction, seeking clients who are ready to buy or sell immediately? Buyers and sellers who are ready to act now are great, but they’re just the bottom of a well-thought-out lead funnel. Most leads you receive could be anywhere from three months to a year or two away from making their transaction. If you plan to still be in real estate when the time comes, those leads could be incredibly valuable. Understanding Lead Nurturing One of the biggest decisions people will make in their life is whether or not to purchase a home. Most people will want to do some research and find out what exactly a real estate transaction entails before they become serious. As the first professional they talk to, you’re in a great position to close the sale…if you’re willing to work within their timeframe.

Why Building Lifetime Engagement is Critical for Your Real Estate Business

Article | February 24, 2020

You may have heard the often-cited National Association of REALTORS® (NAR) statistic that 90% of homeowners would use their real estate agent again, but only 12% actually do. What you may not know is the reason behind it. According to Chris Stuart, president of PLACE, Inc., the real estate industry spends more on customer acquisition than any other industry but doesn’t invest the same amount in customer retention. The numbers back him up, with companies like Southwest and Marriott spending less than 3% of their marketing budget on customer acquisition, while the real estate industry spends a whopping 20% of its marketing dollars to add customers, only to lose them as they leave the closing table. Of course, retention in real estate is made more difficult by the fact that the average time between real estate transactions is five to seven years, not just a few weeks or months as it would be for retail or travel companies. Looking at other industries that focus more on customer retention, they do so not by offering a host of random services, but by creating a customer experience that brings people back over and over. With that in mind, here is a tactical approach that will allow you to prove your value month after month—for years to come.
