Waterton Moves into Nashville With $140M Buy
National multifamily manager Waterton has ventured into Nashville’s booming apartment market by adding a 994-unit development to its $5.6 billion real estate platform, marking one of the city’s largest property deals in recent years. Although Waterton did not disclose the deal price, Davidson County records lists it as $140 million. That price tag far outstrips the $101.5 million that CBRE Global Investors paid in mid-2019 for The Gossett on Church, a modern 367-unit community in downtown Nashville. The community, Nashboro Village, is located a few miles south of Nashville International Airport and consists of 69 low-rise buildings across five phases, completed between 1974 and 1987. The previous owner, Starwood Capital Group, acquired the asset as part of a $2.9 billion nationwide portfolio transaction from The Milestone Group in April 2017, according to Yardi Matrix.

Living Vogue Real Estate Uses eMax and Kishu Inu Cryptocurrency for Property Sales and Agent Commissions

Living Vogue LLC | June 07, 2021

Living Vogue LLC, doing business as Living Vogue Real Estate, a Sarasota, Florida-based luxury real estate company, is delighted to announce the adoption of EthereumMax ($eMax) and Kishu Inu ($KISHU) cryptocurrencies as payment options for property sales, escrow deposits, and agent commissions. The company intends to use blockchain accounting based on the Ethereum network's capacity for smart contracts to add enhanced security and confidence to its inherently large-scale real estate financial transactions. "We are excited to offer these other payment options to our clients and agents, as we handle hundreds of millions of dollars in transactions every year. Wire fraud and contract security are significant issues in real estate transactions. Cryptocurrency and blockchain technologies provide solutions to these problems. South Florida has a large number of eMax and Kishu coin holders, and we are pleased to offer a practical use for these currencies, "Mark Coppens, CEO of Living Vogue Real Estate, said. EthereumMax and Kishu Inu are both yield-based tokens built on the secure Ethereum network, which means they reward holders with a 2% redistribution reward to every transaction. This growth is particularly appealing when funds are held in escrow. Cryptocurrency transactions, when handled correctly, can be executed more securely and swiftly than traditional currency methods. In addition, the company intends to provide agents the option of receiving their sales commissions in eMax or Kishu coins. Living Vogue Real Estate has announced plans to build a showroom inside the Mall at University Town Center (UTC) in Sarasota, Florida, as part of its continued expansion in Southwest Florida. The addition allows Living Vogue to scale operations further following record growth in 2020 as the area's fastest-growing real estate company. The success is due, in large part, to the uniquely luxurious experience they provide to clients, as well as the ensuing visceral attraction of talented agents. EthereumMax ($eMax) is a decentralized ERC-20 growth token built on the Ethereum network's security. It was created to bridge the gap between the emergence of community tokens and the well-known foundational coins of crypto by creating a unique token that provides recurring and automatic financial rewards to its holders while also providing a pathway for practical long-term use in everyday life. Kishu Inu ($KISHU) is a community-focused, decentralized cryptocurrency that offers instant rewards to holders and is built on the secure Ethereum network.

Archer Announces Revolutionary Data-Powered Underwriting Tool for Multifamily Investors

Archer | August 23, 2021

Archer has unveiled AIM Automated Underwriting, a data-driven underwriting tool that significantly enhances the multifamily underwriting process and reduces the amount of time required to complete a first underwriting from days to minutes. AIM Automated Underwriting solves one of biggest challenges that real estate investors face today – evaluating and underwriting deals efficiently and effectively. With AIM Automated Underwriting, investors can complete a first underwriting of any multifamily property in less than 15 minutes. "Quality underwriting is crucial to the successful execution of an investment strategy, but speed also matters because investors that act quickly have an advantage over their competitors," says Thomas Foley, co-founder and CEO of Archer. "Before AIM Automated Underwriting, investors had to choose between speed and quality. AIM Automated Underwriting gives investors all the information they need to estimate expected returns, mitigate known risks, and take advantage of upside potential." AIM Automated Underwriting supports Archer's mission to make real estate investing easier through better data, technology, and local expertise. The tool is an extension of AIM, Archer's proprietary technology platform, which helps investors source opportunities by converting raw, disjointed data into actionable market intelligence with a click of a button. "Real estate investors today are overwhelmed and stretched," says Fred Canney, co-founder, COO, and CFO of Archer. "Their teams are trying to do more with less and are constantly looking for ways to differentiate their capabilities. AIM Automated Underwriting not only vastly improves the quality of each underwritten model, it also gives back the most valuable commodity of all: time." By leveraging machine learning, AIM Automated Underwriting predicts operating costs, identifies the best comps in the market for revenues or sales, and automatically sorts through thousands of comparable properties to select only the best. It then organizes the information in a useful and intuitive way through a user interface that helps real estate acquisitions teams quickly apply their expertise to adjust the base level assumptions as needed. AIM Automated Underwriting provides: Speed to the first underwrite – 15 minutes or less for a full multifamily evaluation, with or without a rent roll or T-12 Transparency in decision making – see all rent, operating costs, and sales comps; understand why each comp was chosen, and importantly, which comps were not chosen and why Expansion of scope – with an automated underwriting model, investors can look at more deals than before, prioritize deals faster, and choose where to spend their time "I can't imagine going back to the old way of underwriting," says Miles Pratt, managing director of acquisitions for Archer. "Being able to confidently underwrite dozens of properties in several different markets in a fraction of the time is a real game-changer. Though human-level refinement is still necessary for perfecting underwriting, the speed that you can get to the refinement part of the analysis is a huge leap in productivity." AIM Automated Underwriting effectively produces a baseline underwriting complete with comparable analysis and all the information necessary for investors to make smart, informed decisions. "At Archer, we know that data is only the start of the equation – real estate professionals bring a tremendous amount of market knowledge and acquisitions expertise," Canney says. "We believe AIM Automated Underwriting helps prioritize effort, focuses human energy where it can add the most value, and allows investors to pursue more deals with the teams they have today."
