Decisions made in our nation’s capital have both direct and indirect impacts to different part of the commercial real estate (CRE) business. Valuations and income streams are affected by Interest rate movements for example, through changing borrowing costs, capitalization rates, and valuations of debt liabilities. Other policy decisions affect market equilibrium. Trade tariffs, for instance impact imports which then impact demand for industrial space. Those tariffs may also drive up construction materials, driving up building costs in turn and lowering potential new supply. These are just tips off the iceberg that is Policy and CRE.
