Low mortgage rates bolster August's existing-home sales to 17-month high

Existing-home sales inched forward 1.3% in August from the prior month, reaching a 17-month high, according to the National Association of Realtors. Total existing-home sales completed transactions that include single-family homes, townhomes, condominiums and co-ops increased to a seasonally adjusted annualized rate of 5.49 million, a gain of 2.6% above August 2018’s rate.

Lument Provides $26.7 Million Bridge Loan for the Acquisition and Renovation of Florida Multifamily Community

Lument recently announced the closing of a $26.7 million proprietary bridge loan to acquire and renovate Harbor Village Apartments and Townhomes, a 229-unit multifamily apartment community in Melbourne, Florida. Josh Messier, managing director at Lument, led the transaction. Messier. The $26.7 million bridge loan features a variable interest rate and a three-year term, with two 12-month extension options. The community's current occupancy is 96%. The Harbor Village property is made up of two sections: Harbor Village Apartments and Harbor Village Townhomes. Harbor Village Apartments was completed in 1976 and is situated on 6.43 acres of land with 143 apartments in eight buildings. Harbor Village Townhomes contains 86 units in 18 two-story wood frame town-homes and was built on 5.80 acres in 1983. Onsite amenities for each section include a swimming pool and laundry facility. Long View Equity and Endeavor Real Estate Group Acquire Ledgestone East

Long View Equity in partnership with Endeavor Real Estate Group announced the acquisition of an 8.7 acre commercial parcel that fronts Highway 290 W and Ledge Stone Drive in Austin, TX. The property is in the ETJ of Dripping Springs within the Ledgestone Master Planned Community and is opposite of Belterra Village. The commercial development, called Ledge Stone East, will be a retail and office mixed-used development. It is anticipated there will be roughly 25,000 sf of retail and 25,000 sf of office space upon completion of the project. The development is aimed at breaking ground May 2022 with a Q3 2023 delivery. To-date, there has been strong interest in new retail at the project and is currently 25% pre-leased.
