Redfin | March 24, 2022
Redfin launched nationwide rental search, letting consumers search for both rental and for-sale home listings on Redfin for the first time. Built on the same map-based search technology used by tens of millions to find homes for sale, the addition of rentals makes Redfin a destination for everyone in the U.S. looking for a place to live. Redfin’s rental search is powered by rental listings from RentPath, a leading marketing technology and services platform for the rental industry that operates Rent.com and other popular rental sites, which Redfin acquired in April 2021. This significantly expands the reach of the RentPath network, letting RentPath’s property-management customers market their rental listings to Redfin.com’s 47 million monthly visitors.
Adding rental listings to Redfin.com will increase our authority as a real estate destination, not only drawing more visitors to rental listings, but also to our existing for-sale listings. With about one in five Redfin.com visitors interested in rentals, we have an opportunity to generate as many rental inquiries from Redfin.com as from all other RentPath sites. As a result, we expect to attract more property managers to promote their listings on Redfin.com, and for Redfin.com traffic growth to accelerate.”
Glenn Kelman, Redfin CEO
Powerful, immersive search to discover the perfect place to rent
Prospective renters can see updated listings every day, search with tailored filters, including budget, location and pet policy, and connect with property managers. Photos, floor plans and 3D tours let users experience a new rental home before ever setting foot inside. Renters can use the contact feature to connect with property managers to schedule a tour, ask a question or request an application.
Because Redfin is a leading site to find homes for sale, people deciding between buying and renting can use Redfin for their entire home search. With one click, users can switch between homes for sale and homes for rent on the map. With another click, users can mark their favorite homes and see all of them in one place, whether they're for sale or for rent.
“Most people who are considering renting a new home in the next six months say they are also considering buying,” said Christian Taubman, Redfin's Chief Growth Officer. "Redfin gives everyone the tools to win the place that's best for them, whether that's a place to lease or buy.”
Broad exposure for property managers
“The launch of rental search on Redfin is an immediate benefit for the existing property owners and managers who rely on the RentPath network to connect with serious tenants, fill occupancies, and manage properties,” said Jon Ziglar, CEO of RentPath. “Whether you are managing multiple apartment communities or are an individual landlord, RentPath has the consumer reach and marketing tools to make the process of finding and signing new tenants simple and efficient. Adding the reach of Redfin's popular consumer website and app to the RentPath network, in addition to RentPath’s deep knowledge of the rentals business, we can offer the best solutions in the industry to simplify the rental search experience for renters while driving occupancies and operational efficiency for property managers and owners.”
Property owners and managers who list their properties via RentPath will now reach the tens of millions of consumers who visit Redfin every month, in addition to the other sites in RentPath’s network: Rent.com, Rentals.com, and Apartment Guide.
Requests from renters flow directly to property managers with details on whether the customer wants to tour, submit an application or ask a question about the property. With a single platform for property managers, RentPath makes it easy to see and manage contacts coming from across all sites in the RentPath network without having to learn new tools or work across multiple systems. In addition to reaching serious renters online, RentPath also provides a full-suite of online tools to help property managers communicate with residents and market their properties through targeted digital advertising, social media and online reputation management.

Greystar | February 07, 2022
Pre-leasing is underway at 525 Olive, a nearly 300,000-square-foot luxury apartment community in Bankers Hill being developed by global real estate leader Greystar in conjunction with St. Paul's Episcopal Cathedral. Offering panoramic views of San Diego's famed Balboa Park, the more than $100.2 million project is slated for completion in April 2022, with move-ins to begin in April.
According to Raul Tamez, director of development for Greystar, the 20-story luxury community is San Diego's answer to New York's Central Park living – providing easy access to the city's urban playground, Balboa Park, which features over 1,200 acres of natural outdoor space.
With its elevated Bankers Hill location, 525 Olive is now the highest residential address in San Diego, offering sweeping city, bay and park views. This is an extraordinary opportunity to live in one of San Diego's most walkable and bikeable neighborhoods, offering close proximity to not only Balboa Park, but also dozens of nearby shops and restaurants, and other vibrant areas such as Downtown, Little Italy, Hillcrest and Mission Hills."
Greystar – a leading residential real estate manager and developer – acquired the .59-acre parcel of land from St. Paul's in 2019 and construction commenced shortly thereafter. As part of the transaction, the church will occupy 10,000 square feet on 525 Olive's first floor and 8,500 square feet on the bottom level as well as use of the underground parking garage. The 204 total residences will include studio, one-, two-, three-bedroom floor plans, plus penthouse suites, with homes spanning 533 to 1,625 square feet.
Designed to condominium standards, 525 Olive homes are outfitted with modern wide wood plank style flooring, private patios or balconies and state of the art touches, such as auto shades, WiFi enabled LG thermostats, keyless entry doors and much more. Kitchens are equipped with top-of-the-line Fisher & Paykel appliances, sturdy quartz countertops and stylish herringbone tile backsplash. Twelve penthouse residences span the top two floors and range from 1,280 to 1,625 square feet with upgraded finishes, more expansive floor plans and unobstructed city views. Furthering the homes' sophisticated motif, all interiors were artfully designed to reflect the building's lush setting, with clean lines and a neutral color palette connecting to the surrounding trees, sky and water, and floor-to-ceiling glass windows to maximize city and park panoramas.
While 525 Olive is contemporary in style, elements of the building have been carefully designed to complement the neighboring church – a neo-gothic style structure built in 1951 – as well as the nearby park and the surrounding neighborhood. The striking ground floor lobby area – with bold modern accents, organic fine touches and an understated color palette – also encompasses a soon-to-be named retail venue, plus the community's leasing office, mail area, multiple courtyards and the outdoor dog run. Dramatic amenity spaces include the Level 20 SkyClub, a rooftop retreat that spans the entire top floor and includes a clubroom with kitchen and TVs, the Park Lounge social area with a food bar, and the Sun Club with a sparkling rooftop swimming pool and lounge. Rounding out the amenity line up: an expansive indoor/outdoor fitness studio, courtyards with plenty of outdoor seating, a dog run and pet spa with grooming services and work lounge with Zoom conference rooms. Residents also have access to concierge services, 24-hour package reception, reservable bikes as well as a 15,000 square foot community park.
Greystar is a leading, fully integrated real estate company offering expertise in investment management, development, and management of rental housing properties globally. Headquartered in Charleston, South Carolina, Greystar manages and operates approximately $230 billion of real estate in 215 markets globally including offices throughout North America, Europe, South America, and the Asia-Pacific region. Greystar is the largest operator of apartments in the United States, manages more than 754,000 units/beds, and has a robust institutional investment management platform with more than $49.9 billion of assets under management, including $22.6 billion of development assets. Greystar was founded by Bob Faith in 1993 with the intent to become a provider of world-class service in the rental residential real estate business.
REAL ESTATE INVESTMENT
Walker & Dunlop, Inc. | May 13, 2022
Walker & Dunlop, Inc. announced that it structured $47,000,000 in financing for the development of The Line, a 219-unit, Class A+ multifamily project in Savannah, Georgia. Situated just three blocks from the Savannah River, the development is within walking distance to all of Savannah's outstanding retail and lifestyle amenities.
Located in Savannah's downtown area, the property is within the bounds of a designated Economic Opportunity Zone census tract. Opportunity zones were established by Congress in the Tax Cuts and Jobs Act of 2017 and encourage long-term investments in designated low-income areas by offering incentives in the form of lower or deferred capital gains taxes.
Led by Chris Rumul and Taylor Williams, Walker & Dunlop arranged the construction financing on behalf of the developer, Standard Communities, a leading national multifamily housing investor and developer and repeat client. Collaborating across the Walker & Dunlop platform, the team pooled resources from their FHA Finance and Capital Markets groups to identify the ideal financing source for their client. The resulting financing was sourced from a regional life insurance company and includes both construction and permanent financing in a single loan. The team worked to ensure the financing terms were consistent with opportunity zone guidance, securing a 12-year construction term with four years of interest-only payments.
We are incredibly proud to play a part in the development of such a unique project and are excited to bring this distinctive, elevated living experience to Savannah. Thanks to the diligent work by our funding partners, The Line will fulfill a much-needed demand for multifamily rentals in this rapidly growing area."
Jeffrey Jaeger, Co-Founder and Principal of Standard Communities
Standard's primary goal will be to maintain the integrity of the property's original structure while combining the benefits and amenities of a new construction, modern apartment community. The resulting community will include two buildings in total and will fit seamlessly into the old-meets-new vibe of downtown Savannah. The Line will feature a full upscale amenity package, including a terrace level with a pool, sundeck, fitness center, and grill area. The project will also include onsite parking, a clubroom with views of Downtown Savannah and the Savannah River, and resident storage. Savannah boasts a vibrancy that attracts young professionals, relocated families, and tourists. The region's dynamic economy has drawn large corporations, such as Gulfstream, Savannah's largest employer, which employs around 9,800 people at its production facility.
Walker & Dunlop is the third largest provider of capital to the U.S. multifamily market, originating $49 billion in transactions and lending over $42 billion for multifamily properties in 2021. With one of the strongest networks in the industry, the firm's 2021 brokered loan originations totaled $30 billion, a 170% increase over 2020.
