UL Partners with InSite to Help Advance Building Intelligence, Technology Integration and Performance

UL, a global safety science leader, announced a new partnership with InSite, a provider of building intelligence solutions that enable organizations to optimize performance of real estate assets, achieve sustainability goals and fulfill environmental, social and governance (ESG) reporting requirements.

With this partnership, InSite will provide building owners and property managers with actionable building intelligence data to complement UL's ESG advisory, sustainability and energy advisory, indoor environmental quality and field services. UL's advisory services include services such as energy and water audits, commissioning advisory services, sustainability certifications, including Leadership in Energy and Environmental Design (LEED), Building Research Establishment's Environmental Assessment Method (BREEAM), Fitwel and the WELL Building Standard.

Per the 2020 Global Status Report for Buildings and Construction by GlobalABC, buildings generate nearly 40% of annual global CO2 emissions including 28% from building operations. As part of the UL and InSite combined offering, InSite's building intelligence platform will support robust reporting and disclosure of ESG and sustainability data to key stakeholders such as GRESB. UL will leverage InSite's extensive data integration capabilities and operational insights to provide relevant advisory expertise, such as carbon accounting and net zero carbon emissions.

ESG reporting for a building encompasses a variety of environmental metrics. According to the 2020 United Nations Global Status Report for Buildings and Construction, the operations of buildings contribute to 28% of total global energy-related carbon dioxide emissions. In addition to greenhouse gas emissions, other environmental factors should be considered for ESG reporting, including energy use, water consumption, solid waste and biodiversity.

The commercial real estate industry has prioritized formulating building performance and ESG data as well as related reporting standards as part of overall property management operations. Long View Equity and Endeavor Real Estate Group Acquire Ledgestone East

Long View Equity in partnership with Endeavor Real Estate Group announced the acquisition of an 8.7 acre commercial parcel that fronts Highway 290 W and Ledge Stone Drive in Austin, TX. The property is in the ETJ of Dripping Springs within the Ledgestone Master Planned Community and is opposite of Belterra Village. The commercial development, called Ledge Stone East, will be a retail and office mixed-used development. It is anticipated there will be roughly 25,000 sf of retail and 25,000 sf of office space upon completion of the project. The development is aimed at breaking ground May 2022 with a Q3 2023 delivery. StratCap Acquires Cleveland Data Center

StratCap’s institutional data center real estate investment platform, Strategic Datasphere, LLC, has completed the acquisition of a 187,000 square foot facility with a high-density data center, banking operations center and flex/R&D space in Cleveland, OH. Serving as a central connectivity point between Chicago and New York, Cleveland has seen an influx of interest due to local and regional companies looking to outsource their data center presence. And because Cleveland is an NFL city, it has seen an increase of cloud and edge customer activity from AWS, Google, Microsoft, and Facebook who are looking to establish nodes and local zones in these markets. Located 5 minutes from the Cleveland Hopkins International Airport and 15 minutes from downtown Cleveland, this facility benefits from robust fiber connectivity from over seven providers. Originally built in 1988 as National City Bank’s operations and data center facility, it was expanded in 2008 when a major financial institution acquired the property to create a modern technology campus. This financial institution (an investment grade tenant) leases about 26% of the facility and has approximately 14 years of lease term remaining on their current lease. As a value-add investment opportunity, the property has approximately 138,500 square feet of space available to lease. There is an 8,000 square foot turn-key data hall that can supply 3 MW of critical power at N+1. The data center has a 48” raised floor with liquid cooled racks capable of supporting over 300 watts per square foot. The building also has about 59,000 square feet of flex/R&D space can likely be repositioned to accommodate additional data center space as well. We believe the existing 3 MW data center is unique in the local market and will be appealing to technology and financial services firms that run high-density compute applications.
