Zillow Resumes Home Buying with a Renewed Commitment to Real Estate Health Safety Initiative
  • Zillow the largest portfolio of real estate brands on mobile and the web, is building a safe, on-demand real estate experience.

  • Zillow can provide customers with a safe way to buy and sell real estate.

  • Zillow to help them finish it — with the same confidence, ease and empowerment they've come to expect from real estate's most trusted brand.

Zillow Group, Inc. which is transforming the way people buy, sell and finance homes, has resumed home buying in four Zillow Offers markets, with a renewed commitment to safety. The company is launching a health safety initiative -- Move Forward. Stay Safe. -- to help protect customers, employees and partners.

Homeowners in Phoenix, Tucson, Ariz., Raleigh, N.C. and Charlotte, N.C., can now receive an offer directly from Zillow to buy their home, and the company expects to re-start acquisitions in more markets soon. Zillow paused home acquisitions in all 24 markets where it operates on March 23, in response to housing market uncertainty and public health concerns.

The restart and increased focus on safety reflect Zillow's confidence that the housing market is open, and that Zillow can provide customers with a safe way to buy and sell real estate. Former U.S. Surgeon General Dr. Regina Benjamin, MD, MBA, has contracted with Zillow as the Company's Health Advisor. Move Forward. Stay Safe. includes industry-leading health safety standards along with Zillow's groundbreaking virtual technology, designed to protect its customers and give people the confidence to move safely.

I've dedicated my career to health and wellness. My role as Zillow's health advisor is a continuation of my commitment to prevention and population Health. Shelter - a healthy home - is a basic essential we all strive for. As people venture into the real estate market, it's critical they have precise information and guidelines on how to stay safe during every part of their move. From listing, to shopping, to closing documents, we must minimize risk and protect each other. I am pleased to join Zillow in its dedication to public health through this new initiative,

Dr. Regina Benjamin, MD, MBA, Zillow as the Company's Health Advisor.

Zillow Offers is a convenient option to sell without showings or open houses and the ability to close the transaction digitally. All Zillow-owned homes will follow a "CPD" protocol, which stands for "Clean, Protect, Distance" -- the practices Zillow Offers relies on to keep customers safe as they are touring homes. For-sale homes will undergo an additional cleaning regimen. Personal protective equipment, such as masks and gloves, is recommended for all in-person tours, and in-person tours are limited to allow for healthy distancing.

We are excited to begin purchasing homes again, and making it even easier for home sellers to move -- with new cleaning protocols and more virtual tools and services. These past two months have confirmed our belief that real estate is resilient. In fact, we've seen that people - despite these uncertain times - still want to move. Zillow Offers gives them a safe, seamless way to do so, whether selling or buying,

Zillow President Jeremy Wacksman.

Zillow is continuing to market and sell homes through Zillow Offers, but is not holding open houses. Instead, buyers have the flexibility to shop in several ways. In addition to in-person showings, they can virtually walk through Zillow-owned homes through proprietary 3D Home tours, which are available on all listings. Buyers can also request a virtual tour or virtual consultation with Zillow's local broker partner or a Zillow Premier Agent and, in some markets, can use self-tour technology to visit a home unassisted.

JLL Income Property Trust Acquires Newly Constructed North Tampa Surgery Center

JLL Income Property Trust | December 15, 2021

JLL Income Property Trust, an institutionally managed daily NAV REIT (NASDAQ: ZIPTAX; ZIPTMX; ZIPIAX; ZIPIMX) with more than $5.5 billion in portfolio assets, today announced the acquisition of North Tampa Surgery Center, a 13,000-square-foot, newly constructed medical office building in Odessa, Florida. The property is 100 percent leased on a long-term basis to Comprehensive Outpatient Joint and Spine Institute Center. The purchase price was approximately $8.5 million. "Within the office sector, our priority investments are healthcare-oriented, focusing on medical office and life science properties, In an uncertain environment for traditional multi-tenant office properties, these two healthcare-oriented sectors stand out for their lower vacancy rates, healthy net absorption and balanced new supply due to significant barriers to entry. These factors also lead to higher tenant retention, even during periods of weakness within traditional office market environments." -Allan Swaringen, President and CEO of JLL Income Property Trust. This acquisition increases JLL Income Property Trust's healthcare allocation to nine properties totaling more than 925,000 square feet, valued close to $360 million and representing approximately 7 percent of its overall portfolio. Swaringen added: "The shift towards outpatient, standalone surgery centers as an alternative to undergoing procedures in traditional hospital settings combined with the continued aging of our population positions medical office buildings as attractive portfolio additions to our stable value, income-oriented portfolio. It also positions the portfolio well to capture current and future demand, ultimately resulting in what we anticipate to be stable occupancy and long term cashflow." The build-to-suit property, newly constructed this year, comprises three surgery centers and new and innovative technology. The lease term is for 20 years and provides for an average of 2 percent annual rent increases. Located in the northern suburbs of Tampa, Odessa is a low-density but quickly growing community that is within 10 miles of nine hospitals, creating a strong base of potential referrals for North Tampa Surgery Center. LaSalle's Research & Strategy team forecasts the area should continue to see strong population growth and increased healthcare spending. JLL Income Property Trust is an institutionally managed, daily NAV REIT that gives investors access to a growing portfolio of commercial real estate investments selected by an institutional investment management team and sponsored by one of the world's leading real estate services firms. Bluerock Residential Growth REIT To Be Acquired By Affiliates of Blackstone Real Estate In $3.6 Billion Transaction

Bluerock Residential | December 21, 2021

Bluerock Residential Growth REIT, Inc. (NYSE American: BRG) (the "Company") today announced that it has entered into a definitive agreement with affiliates of Blackstone Real Estate ("Blackstone") under which Blackstone will acquire all outstanding shares of common stock of BRG for $24.25 per share in an all-cash transaction valued at $3.6 billion (the "Acquisition"). Under the terms of the agreement, Blackstone will acquire 30 multifamily properties comprising approximately 11,000 units as well as a loan book secured by 24 multifamily assets. The properties consist of high-quality garden-style assets with significant green space and resort-style amenities, built, on average, in 2000. The majority of the properties are located in Atlanta, Phoenix, Orlando, Denver and Austin. Prior to the Acquisition, the Company separately intends to spin off its single-family rental business to its shareholders (the "Spin-Off" and together with the Acquisition, the "Transaction") through the taxable distribution to shareholders of all of the outstanding shares of common stock of a newly formed real estate investment trust named Bluerock Homes Trust, Inc. ("BHOM"), which will be externally managed by an affiliate of Bluerock Real Estate. BHOM will own interests in approximately 3,400 homes, including 2,000 through preferred/mezzanine investments, located in fast growing, high quality of life and knowledge economy markets across the United States. The Company's shareholders will receive shares of BHOM, with a current implied Net Asset Value estimated at $5.60 (based on the midpoint of the valuation range provided by Duff & Phelps, independent financial advisor to the Company's board of directors), for each share of Company common stock. There can be no assurance that the trading price upon a listing of BHOM will be equal to or greater than this estimated NAV. The Transaction has been unanimously approved by the Company's board of directors and the Acquisition, excluding the value of BHOM, represents a premium of approximately 124% over the unaffected closing stock price on September 15, 2021, the date prior to a media article reporting that the Company was exploring strategic options including a sale. We are very proud to enter into a transaction that delivers tremendous value to our shareholders. We believe the substantial premium to our historic trading price is a testament to our success in building a best-in-class institutional-quality multifamily apartment portfolio in our attractive knowledge-economy target markets, along with the robust process run by the board of directors and management to secure maximum value for our shareholders," Ramin Kamfar, Company Chairman and CEO. Bluerock's portfolio consists of high-quality multifamily properties in markets across the U.S. experiencing some of the strongest fundamentals. We look forward to bringing our best-in-class management to these properties to ensure they continue to be operated at the highest standards for the benefit of tenants and the surrounding communities." Asim Hamid, Senior Managing Director at Blackstone Real Estate Completion of the Acquisition, which is currently expected to occur in the second quarter of 2022, is contingent upon consummation of the Spin-Off, as well as customary closing conditions, including the approval of the Company's shareholders, who will vote on the transaction at a special meeting on a date to be announced. The Acquisition is not contingent on receipt of financing by Blackstone. Most members of the Company's senior management, along with certain entities related to them, have agreed to retain their interests in the Company's operating partnership, which will hold the assets related to the single-family rental business upon completion of the Spin-Off, rather than receiving cash consideration. Morgan Stanley & Co. LLC and Eastdil Secured LLC are the Company's lead financial advisors with BofA Securities also serving as an advisor. Wachtell, Lipton, Rosen & Katz, Kaplan Voekler Cunningham & Frank, PLC, and Vinson & Elkins, LLP are serving as the Company's legal counsel. Barclays and Wells Fargo Securities LLC are Blackstone's financial advisors and Simpson Thacher & Bartlett LLP is Blackstone's legal advisor. About Bluerock Residential Growth REIT, Inc.
