Public and Private Real Estate: The Sum is Greater Than The Parts

There are multiple reasons to include publicly traded global real estate securities (GRES) in an institutional real estate portfolio. Some, but not all, of these reasons are also true of the private real estate. The main advantages of publicly traded GRES are as follows: large and diverse part of the real estate universe, attractive long-term returns, improved risk-adjusted returns and enhanced diversification within real estate allocation. Additional advantages include better access to certain property types/strategies as well as potential investment strategies for institutional investors that combine public and private approaches.
